KNOW ALL MEN that the City of Elsinore, a Municipal Corp-
oration, in consideration of the sum of Five hundred{$SOO.OO)
dollars to 'the Oi t,. Clerk of the said Ci t,. of Elsinore, to him in
hand paid, simultaneousl,. with the execution and delivery of this
Optlom, by :E. D. PATTERSON, an unm.arried man, residing in the City
of Los Ange.les, County of L~ Angeles, State of California, hereby
agt'ees to hiold, until the .M.s.'y of April, 1949, (time being of
the essence of this Option), the following described real property,
to-wit: All that certain lot, piece or parcel of land, situate,
lying and being in the Oit,. of Elsinore, County of Riverside, State
of California, and more particularly bounded and described, as
follows:

Warm Springs Park, lying between Langstaff at. and
Rilel St., projecting southerly,lSO ft, and more
particulat'll described as follows:
Beginning at the point of the NW corner of Block 16,
original townsite of the Oity of Elsinore, County of
Ri,verside, State of California as shown in Map, Book 6,
Page 302 thereof, San Diego Oounty record, THENCE
S "10 30'30" B 300 feet, THENCE: S lSo 29'30" W 150 feet,
TH~NCE: N 710 30'30" W 300 feet to the easterly line of
La\nsst.aff St., THENCE: N ISO 29'30" E along sa~d easterl
line of Langstaff St. 150 ft.. to the point. of beginning.
Co~taining Lots -2 and 3 and a portion of Lot 1 of said B1
16 together with a portion of Warm Springs Park lying

to tt'ansfer and convey the said property by Grant Deed at any time
within the time above prescribed to the said E. D. Patterson, an

dollars, good and lawful money of the United States;
And for the further consideration of the said E. D. Patter
son, an unmarried man, improving all of the said property by the

2 If the holder of this Option shall duly elect to exercise

this Option, then, and in that event, the amount paid as consider-

ation for this Option, shall be credited upon the said purchase-
price; but if the holder of this Option shall fail duly to exer-
cise this Option within the time prescribed therefore, then, and
in that eve,nt, the amount paid as consideration for this Option
shall be reltained by the said City of Elsinore in full satisfaetio
for granting this Option and tor holding the aforesaid property
for the aforesaid time.

It is further agreed, however, that the said E. D. Patter-
son, an unmarried man, shall designate his acceptance of this

Option by his presentation of his architectural plans and blue-
prints to the said City of Elsinore thirty(30) days or more before
the expiration of the time stated im this Option, and shall ob-
tain his Bttilding Permit from the said City of Elsinore, fifteen
(15) days or more before the expiration of the said Option.
And provided further that before the expiration of the sai

Option, the said E. D. Patterson, an unmarried man, shall commence
construction of and continue construction of the said Theatre,
Store Building and Improvements to completion.
IN WITNESS WHEREOF, the said City of Elsinore has by
resolution, a certified copy of which is hereto attached, caused
this OptioH to be signed by its !layor and attested by its City
Clerk, and its Corporate Seal thereto affixed, this ____day of
October, 1946.
