Project Description: The project proposes two (2) new, two-story industrial/commercial buildings with office
space and mezzanines totaling approximately 120,000 square feet (each building is
approximately 60,000 square feet). Access to the project site would be provided via a
proposed driveway along Grand Avenue and a 40-foot-wide emergency access easement
would be provided along the adjacent parcel within the County of Riverside (County review
is concurrent with City review). The project would include onsite and offsite improvements
including 180 new parking spaces and new landscaping. The project requests a General
Plan Amendment and Zone Change to change the land use designation/zoning district from
General Commercial (C-2) and High-Density Residential (R-3) to Commercial Manufacturing
(C-M). In addition, the requests includes a Commercial Design Review for the new
commercial buildings as well as a Conditional Use Permit to allow and accessory outdoor
storage use.
