A proprietary underground storage facility will not be allowed, include an above ground basin that treats the DMV. What datum is utilized in the grading plans? Ensure grading plans provide a conversion to NAVD88 unless it currently is. Project lies within the FEMA Special Flood Hazard Area with flood base elevation of 1266 ft and within the Floodplain Management area. Meet all requirements of LEMC 15.64 regarding flood damage prevention. Finish floor elevation of all buildings shall be a minimum of three (3) feet above the base flood elevation. Meet all requirements of LEMC 15.68 regarding floodplain management and LEMC 15.64 regarding flood damage prevention. No import of fill material will be allowed without first complying with all applicable Federal and State laws, rules and regulations. Finish floor elevation of all buildings shall be a minimum of three (3) feet above the base flood elevation. Any fill placed 100-yr floodplain for purposes of elevation the building flood out of the floodplain shall require CLOMR and LOMR to be processed with FEMA. Coordination with the Riverside County Flood Control District and/or ACOE will be required for work done in the back basin area if any development impacts the back basin storage volume. Is APN 371-150-016 included in the overall project since the fire access is provided through it? Is this property owned by the developer or will this be an acquired easement? Access road at a minimum meet will be required to meet City of Lake Elsinore Engineering Standards or Riverside County Fire Standards, whichever is the more conservative of the two. (Comment still applies) Please include narrative and summary of the project’s pre-development and post-development conditions. Additional comments are provided in the Drainage Study. Please revise and resubmit. Please note that a drainage plan revision was not included in this submittal and will need to be revised and resubmitted. (Comment still applies) Project frontage improvements shall be per Riverside County TLMA and shall coordinate with Riverside County TLMA through the City of Lake Elsinore’s DRC process. Project shall also coordinate with Riverside County TLMA for required right-of-way dedication. Project is required to provide the correspondence from the Riverside County TLMA. (Comment still applies) Please provide an on-site turning analysis or exhibit to ensure proper turn movement can be accomplished. (Comment still applies) Parcel Merger will be required to merge APN 371-150-001 and 371-150-002. Parcel Merger is required to be recorded prior to issuance of a building permit. Additional comments will follow upon additional or new information provided.
