The Fire Department has reviewed this submittal and provides the following comments for the applicant’s consideration. Necessary actions shall be taken, as specified in each comment.
Please provide a summary letter of response, with subsequent submissions.
Prior to entitlement, the applicant shall provide documentation verifying that the fire lane access that passes through the neighboring parcel is dedicated for public right of way and/or
permanent access. In response to the applicant’s request: Documentation shall be provided showing recorded legal access to the project parcel. A letter from the owner of the adjacent
parcel would need to be a legally recorded document to be accepted.
Per the previously issued corrections from Riverside County OFM (PAR 240056), show the dedicated turnaround at the end of the road, with dimensions. In response to the applicant’s question:
A hammerhead or other acceptable dedicated fire turnaround shall be specified at the end of the access road. Mitigations were made because of the site constraints, but
because the site is gated, the emergency access and egress should still be accessible without having to enter the site. The exhibit provided shows only the access road as it circulates
through the property.
These comments are preliminary; further review will occur upon receiving additional plans. Additional requirements may be necessary at that time. Please feel free to contact me with
