I am the architect for the planning application before you this evening. I apologize that I'm not there in person. I thought that I'd be able to attend virtually. I want to thank staff, especially Carlos Serna and Paul Fizer, for their attention to this Planning Application. We have reviewed the Conditions of Approval and take no exception to them. We formally request that the Application be approved. We appreciate the consideration of the Planning Commission and Marten Anderson, the civil engineer for the project, is present to answer any questions regarding the preliminary grading and other civil aspects of the project. Should you have any questions or concerns regarding the site planning or architecture, I'll be available by phone, through Mr. Anderson to respond. I understand that the Owner, Mr. Alan Fleming, and Owner's representative, Mr. Marcus Zarbis will also be in attendance in person this evening. Thanks again for your consideration.
