1. Describe the project site and any existing structures as they exist before the project, including
information on topography, soil stability, plants and animals, and any cultural or scenic aspects.
The site is vacant and undeveloped with unplanned, naturally occurring vegetation.
Much of the vegetation occurring on the site appears to be low lying grasses and shrubs.
A residence used to be located on the site, however, it was since demolished to just the
building pad between the years of 2019 and 2023.There are unpaved dirt trails located
throughout the site, continuing through adjacent parcels.There is also has gentle
sloping throughout the entirety of the site.The site will be further analyzed within the
forthcoming Biological Study and EIR.
2. Describe the surrounding properties, including information on plants and animals and any
cultural, historical or scenic aspects.
The surrounding properties are largely vacant and undeveloped and contain similar flora
characteristics to the proposed site.To the north, below Collier avenue, are wetlands.
There is a nonconforming single family residence adjacent to the southeast of the site
and two additional residences adject to the northwest corner of the site.
3. Describe the type of surrounding land use, intensity of land use, and scale of development.
The site is zoned as M-1 (Limited Manufacturing) and M-2 (General Manufacturing) and
has a General Plan Land Use of Limited Industrial.The project proposes a zone change
to M-2 for site consistency and proposes two high cube warehouses.The surrounding
land uses are listed below:

4. Identify any other related permits and other public approvals required for this project including
those required by the City, regional, State, Federal agencies, no including approvals form the
City, fire department, sheriff's department, and Elsinore Valley Municipal Water District.
The Project will be further analyzed within forthcoming technical studies and EIR.
