Subject: Parcel Map No. 38753
Recommendation
1. Approve Parcel Map No. 38753 subject to the City Engineer’s acceptance as being true and
correct, and authorize the City Clerk to sign the map and arrange for the recordation; and
2. Approve and authorize the City Manager to execute the construction agreement for
monumentation.
Background
The proposed Parcel Map No. 38753 is located within an existing Stater Brothers Shopping
Center norther of Lakeshore Drive and west of Riverside Drive. It consists of two (2) parcels
totaling 1.26 gross acres with sizes of 0.473 acres and 0.652 acres and one (1) lettered lot for
ultimate right-of-way dedication for Lakeshore Drive. It is partially developed with a multi-tenant
retail building, parking lot, and an undeveloped pad, where the undeveloped pad has an active
application for a drive-thru coffee store.
Discussion
Per the Subdivision Map Act Section 66474.1, the parcel map has been reviewed and it has been
determined that it is in substantial conformance to the previously approved Tentative Parcel Map
No. 38753. All Conditions of Approval relative to the parcel map approval have been completed.
Fiscal Impact
The security posted is sufficient to set monuments for the map. Staff time was utilized to prepare
the documents.
