I understand…..but given the INCREMENTAL residential development from both Lansing’s builders and
Terracina…should they NOT be the one paying the Lions Share of the Cost??
Love to sit down and strategize on next steps!
I have relayed the “Fair Share” condition to David Woosley and am awaiting his response!

The signal and road widening will be required. The fair share discussion should be apart of
their traffic study- he knows this. If he is dependent on the city granting that- engineering
will say it comes down to that study. If he isn’t willing to participate – I know others will for
that location, and can introduce us to them for the same type of use- I know two if we need
them- that will invest in beautiful architecture, signage, and improvements there. Happy to
introduce us to them and get it going here… ill wait for your move.
Also for Lansing there are so many needs infrastructure wise, there are considerable costs
for the other commercial that is a precedent for the city… it is a great sales tax generator –
So we are on the same page here.:) Yes, the Derrigo came back last week- showing a
convenience or gas station or car wash is the only use viable due to the site constraints- not
having the square footage for the anchor tenant. This use is shown to be able to offset their
own costs for development. Office won’t survive here without adjoining retail, retail wont
survive without nearby residential and land space for anchor, leaving industrial, and limited
specific retail opportunities near a freeway. I believe Derrigo is correct here.

Message from external sender. Use Caution.
I REALLY need to get an answer to 7-11 for the impact of the Collier Avenue/Nichols Road Realignment
and potential cost sharing for signalization.
David Woosley is HOLDING his presentation of the project to the 7-11 Senior Management Investment
team until he can get some more clarification. He has been making this ask for OVER ONE YEAR.
As you know I DO NOT believe they should bear the cost of the signal, as this intersection has been
needed to be upgraded since Castle and Cooke opened the Outlets and with the extension of Nichols
Road from Lake Street to Nichols and the addition of ALL the new housing in Alberhill Ranch plus
Terracina!
7-11 has identified Mini-Truck stops as one of their TOP Priorities and this constitutes a Multi-Million
Dollar Investment on their part that would get Fast Tracked on their side.
It fills a GAP in Lake Elsinore and well beyond that would generate SIGNIFICANT sales tax generation for
the City and support the future development of a commercial/industrial complexes off the West side of
the I-15 off Nichols.
In my Professional Opinion this is a homerun on so many levels.
Can you tell me what it the status of the Derrigo Study for that site.
