The proposed project will be a gated complex developed on 5.07 acres. Access to the proposed project will be through the proposed street on the south side of the project through the access easement for the adjoining Lake Pointe Apartments Phase 1 which was previously approved. A secondary, gated emergency access, will be provided on the North side of the site exiting onto Cherboug Drive. A drive lane is proposed within the middle of the proposed Project and the units will encircle the central parking areas and carports. All structures will be internal to the proposed Project site. There will be a total of five residential buildings and one restroom building with two unisex bathrooms which will also house the mail kiosk for the residents. Residential buildings will range in size from 12,816 — 25,632 sq ft. On-site recreational amenities will be located central to the residential buildings and include two pickle-ball courts, a bocce ball court, splash pad, tot-lot with playground equipment and two BBQ pavilions with shade structures and picnic benches. On the south side of the project, residents will also have access to the clubhouse and amenities at phase-1. This includes a leasing office, a conference room, multipurpose room, kitchen, pool equipment and utility area. The pool will be located to the west of the clubhouse and includes outdoor BBQ facilities, cabanas and a fireplace. On the south side of the club house is another open space area to be used by residents which includes patio trellises and sitting benches for relaxation and conversation as well as another tot-lot with playground equipment. The proposed Project will incorporate a high quality design that includes window surrounds, stone wainscoting, private patios and/or balconies, and concrete tile roofs. The Project also incorporates all required setbacks and building separations in order to create an effective and 1 open design. In addition, the proposed Project features a well-designed internal circulation which provides for the safe path of travel for various modes of transportation. This project will be constructed in a single phase with all site work completed prior to construction of the buildings. All buildings shall be constructed in sequence with the entire project being completed as a single phase. 2
