Re: Proposed Industrial Development East of Pulte Owned Tract 28214-9
To Whom it May Concern:
Pulte is the owner of the property identified as Tract 28214-9 in the City of Lake Elsinore encompassing
344 residential lots. The Pulte property sits immediately west of the proposed 1.22 million square foot
industrial building proposed for the 62-acre property located on the southeast corner of the Nichols
Road and Terra Cotta Road.
Pulte does not object to the proposed industrial development project and will support its development
subject to the satisfaction of the following conditions:
• Incorporation of Traffic Mitigation measures, including street widening, to minimize the
negative impact of additional truck traffic on Nichols Road.
• Incorporation of Sound Mitigation measures to attenuate sound to levels at or below standard
levels adjacent residential development.
• Incorporation of Light Mitigation measures to attenuate light from the facility to levels
comparable to a residential development.
• Incorporation of Screening Measures in the form of walls and landscaping to mitigate the
negative visual impacts of the proposed building and site.
• Incorporation of Air Quality Monitoring Measures to ensure air quality meets AQMD, City or
other required standards.
• Placement of any outdoor facilities (i.e., trash storage, truck repair, truck washing, material
storage, etc.) on the east side of the building farthest from the TR 28214 property.
