CONSENT CALENDAR ITEMS
All matters on the Consent Calendar are approved in one motion, unless a Commissioner or any members of the
public requests separate action on a specific action.
1. Minor Design Review for a Single Family Residence located at 29226 Gunder Avenue,
also referred to as Assessor Parcel Number (APN) 378-084-004.
• The applicant is proposing to construct a 1,448 square foot conventionally built home with an
attached two-car garage. Review is pursuant to Chapter 17.82 (Design Review), Chapter 17.23
(Single-Family Residential District), and Chapter 17.14 (Residential Development Standards) of
the Lake Elsinore Municipal Code (LEMC).

2. Minor Design Review for a Single-Family Residence located at 242 N Chestnut
Street, Assessor Parcel Number (APN) 373-034-038.
• A Minor Design Review consideration for a Single-Family residence pursuant to Chapters 17.82
(Design Review); Chapter 17.14 (Residential Development Standards); and Chapter 17.23 (R-1
Single Family Residential District) of the Lake Elsinore Municipal Code (LEMC); and Historic
Elsinore Downtown Architectural Design Standards

• The applicant is proposing building designs for 143 single-family detached residential units,
within an area that was subdivided by TentativeTract Map No. 30493 located within the Canyon
Hills Specific Plan area.

• The applicant, Mr. Brett Moore, on behalf of 74 Motorsports Inc., requests approval of a
Conditional Use Permit (CUP) to establish a Suzuki Motorcycle Dealership and an all terrain
vehicle (ATV), and personal water craft (PWC) dealership within Building “1” of “The Lake
Commercenter” business development located at 18241 Collier Avenue.

5. Tentative Parcel Map No. 33182, located at Assessor Parcel Number (APN) 381-040-006.
• The subdivision of a 2.23 acre parcel of land into four (4) individual lots and a remainder lot for
the purpose of Single-Family residential development, as per Section 17-23 (R-1 Single-Family
Residential District); pursuant to the requirements of Section 16 “Subdivisions” of the Lake
Elsinore Municipal Code; and the Subdivision Map Act.

• The applicant requests approval of a Sign Program for The Lake Commercenter located on
Collier Avenue between Third Street and Crane Avenue (APN 377-151-070, -071, -072, -
073). This review is pursuant to Chapter 17.94 (Signs-Advertising Structures), Chapter
17.38 (Non-Residential Development Standards), Chapter 17.54 (C-M, Commercial
Manufacturing District), and Chapter 17.56 (M-1, Limited Manufacturing District) of the
LEMC
