CONSENT CALENDAR ITEMS All matters on the Consent Calendar are approved in one motion, unless a Commissioner or any members of the public requests separate action on a specific action. 1. Minutes a. Minor Design Review for a Single-Family Residence located at 17765 Sunny Slope Avenue, Assessor Parcel Number, (APN) 375-225-027. • A Minor Design Review consideration for a “Conventionally Built” Single-Family residence pursuant to Chapter 17.82 (Design Review); Chapter 17.14 (Residential Development Standards); and Chapter 17.23 (R-1 Single Family Residential District) of the Lake Elsinore Municipal Code (LEMC). Minor Design Review of a Single-Family Residence at 1051 Mill Street • A Minor Design Review consideration for a single-family residence pursuant to Chapters 17.82 (Design Review), 17.14 (Residential Development Standards), 17.23 (R-1 Single Family Residential District) and 17.66 (Parking Requirements) of the Lake Elsinore Municipal Code (LEMC). Tentative Tract Map No. 30494 • The applicant requests approval for the subdivision of 191 acres of land, located in the (SF2) Single-Family Detached Residential 2, and (SF3) Single-Family Detached Residential 3 Districts of the Canyon Hills Specific Plan into 484 individual lots. The application complies with Chapter 8.2, (SF2) Single-Family Detached Residential 2 District, Chapter 8.3 (SF3) Single- Family Detached Residential 3 District of the Canyon Hills Specific Plan, and Section 16 “Subdivisions” of the Lake Elsinore Municipal Code, Section(s) 66424 and 66427 of the California Subdivision Map Act (CSMA). Environmental clearance for the requested applications is provided by the 2003 Addendum to the Final Canyon Hills Specific Plan. Draft Mitigated Negative Declaration No. 2005-07, Tentative Tract Map No. 33370 (For Condominium Purposes), Conditional Use Permit No. 2005-01, and Residential Design Review No. 2005-02 – APN 373-071-018 • Mitigated Negative Declaration No. 2005-07. The City of Lake Elsinore intends to adopt a Mitigated Negative Declaration (MND) pursuant to the Guidelines established by the California Environmental Quality Act (CEQA). • Tentative Parcel Map No. 33370 (For Condominium Purposes). The applicant is requesting approval of Tentative Parcel Map No. 33370 (For Condominium Purposes) pursuant to Section 16 “Subdivisions” of the Lake Elsinore Municipal Code (LEMC), Chapter 17.30 (Condominium and Condo Conversions) of the LEMC, and Sections(s) 66424 and 66427 of the California Subdivision Map Act (CSMA). • Conditional Use Permit No. 2005-01. The applicant is requesting the approval of a conditional use permit to allow for the development of ninety (90) single family detached condominium units which will be part of an underlying common area pursuant to Chapter 17.30 (Condominium and Condo Conversions) and Chapter 17.74 (Conditional Use Permits) of the LEMC. • Residential Design Review No. 2005-02. The applicant is requesting Design Review consideration for the construction of ninety (90) single family detached residential condominium units. Review is pursuant to applicable Chapters in the LEMC. Residential Design Review No. 2005-10 for two (2) detached duplex developments located @ APN # 377-231-013 and 014. • The applicant is requesting design review consideration for two “conventionally” built detached duplex developments and associated improvements located at APN #377-231-013 and 014. The proposed duplex units will be available for rent only and will be subject to the provisions of the recorded CC&R’s. The project will include four (4) detached two (2) story dwelling units and attached garages, common areas, private yard areas and related improvements. Each dwelling unit will be approximately 1,199 square feet and will include three (3) bedrooms, a living room, a dinning room, a kitchen and two (2) bathrooms. The Review is pursuant to the Lake Elsinore General Plan, the Historic Elsinore Architectural Design Guidelines and Chapter 17.66 (Parking Requirements) of the Lake Elsinore Municipal Code (LEMC).
