CONSENT CALENDAR ITEMS All matters on the Consent Calendar are approved in one motion, unless a Commissioner or any members of the public requests separate action on a specific action. 2. Minutes June 15, 2004 Planning Commission Minutes RECOMMENDATION: Approval PAGE 2 – PLANNING COMMISSION AGENDA – July 06, 2004 PUBLIC HEARINGS 3. Tentative Parcel Map No. 32336 and Tentative Tract Map No. 32337 for K. Hovnanian Forecast Homes, La Laguna Estates. • Tentative Parcel Map No. 32336; is a proposal to divide approximately 300 acres of vacant land into eight parcels for financing purposes. • Tentative Tract Map No. 32337; is a proposal fto further subdivide Parcels 2 thru 4 of Tentative Parcel Map No. 32336, totaling approximately 153 acres, into 309 single family residential lots and six open space lots, comprising Phases IV thru VI of the La Laguna Estates Specific Plan. The applications comply with Title 16 – Subdivisions. The project complies with the California Environmental Quality Act (CEQA) per Section 15162 –EIRs and Negative Declarations. Tentative Parcel Map No. 31685, Samuel Taouil and Tony Faisal. • The project proposes to subdivide a .82-acre parcel of land in the R-1 Single-Family Residential District into three individual lots for single-family residential purposes for property located at the northeast corner of Mountain Street and Raveta Lane APN 389-030- 022. This proposal is for three residential lots and complies with CEQA, Article 19, (Categorical Exemptions), Section 15315 (Minor Land Divisions). Tentative Parcel Map No. 31357 Sam & Yolla Rizk. • The project proposes to subdivide a .96-acre parcel of land in the R-1 Single-Family Residential District into four individual lots for single-family residential purposes for property located at the northwest corner of Mountain Street and Raveta Lane APN 389- 030-006. This proposal is for four residential lots and complies with CEQA, Article 19, (Categorical Exemptions), Section 15315 (Minor Land Divisions). Tentative Tract Map No. 30496 for Pardee Homes • The applicant is proposing Tentative Tract Map No. 30496 in accordance with development and design standards contained within the Canyon Hills Specific Plan. Said Specific Plan was approved by the City in 2003 and allows construction of multi-family uses and commercial uses. The Tentative Tract Map proposes 26 total lots (four multi-family residential lots, 16 lots for future commercial uses, four lettered lots for open space, and two lettered lots for Public Street). Environmental clearance for the requested application is provided by the 2003 Addendum to the Final Canyon Hills Specific Plan EIR. Minor Design Review of a Single-Family Residential at 16871 Sannelle Street. • This is a request for approval of the development of a 1,152 square foot pre-manufactured single-family residence to be placed on a vacant lot. A conventional built 400 square foot two-car garage and associated improvements are also part of the proposed project. The review is pursuant to Chapter 17.82 (Design Review), Chapter 17.23, R-1 (Single Family Residential District) and Chapter 17.14, Residential Development Standards of the LEMC. Minor Design Review of a Single-Family Residential at 507 Granite Street • This is a request for approval of the development of a single-family residence to be constructed on a vacant lot. The single family residence will be 1,743 square foot home with an attached 484 square foot two car garage and associated improvements on a vacant lot. Review is pursuant to Chapter 17.82 (Design Review), Chapter 17.23, R-1 (Single Family Residential District) and Chapter 17.14, Residential Development Standards of the LEMC.
