Homes range in size from 1,323sf to 2,146sf. The homes sit on an average lot size of 2,700sf in a cluster configuration. The proposed density is roughly 10.6 DU/AC with 713 parking spaces. The project includes over 1 acre of open space amenities including Pool, Full length basketball court, Playground, Open Lawn Play Area, and Fitness Area. The impervious area is 507,769sf. Grading quantities include Cut: 21,200 cy, Fill: 21,200 cy, no import. Construction phasing and date of occupancy have not yet been determined. There will be no offsite staging. There are no offsite borrow/fill sites or dirt hauling. Stormwater management consists of offsite storm drain construction in Mission Trail, discharging to a public facility. Conventional grading/construction equipment to be used: Cat D6, D8, D10 Dozers, Cat 349 Excavator, Cat 977 Track Loader, Cat 657 Scraper 878, Cat 140 Motor grader, 4000 gal AWD Water Truck. Improvements to public infrastructure and services required for project – Services required: Water, Sewer, Storm Drain, Electric, Gas and Telephone. Water line is existing in Mission Trail and an additional line is to be constructed along frontage of the project in Mission Trail Sewer line is existing in Mission Trail. Storm Drain is to be construction in Mission Trail north to connect to existing pipeline/outfall at Vine Street Electric, Gas and Telephone are in Mission Trail along frontage of the project.
