The purpose of this trip generation analysis is to document the number of trips forecast to be generated by the proposed project. PROJECT DESCRIPTION The 0.08-acre project site is located between Mission Trail and Cereal Street,just northwest of Corydon Road in the City of Lake Elsinore. The regional location map and project location map are shown on Figure 1 and Figure 2, respectively.The site is zoned limited manufacturing. It is currently developed with an existing multi- tenant industrial building with existing driveway access to Corydon Road and Cereal Street. The project site will continue to provide driveway access to Corydon Road and Cereal Street. The proposed project consists of redevelopment of two existing tenant suites. Suite 130 will consist of 1,850 square foot marijuana cultivation with 3 employees and Suite 150 will consist of 1,550 square foot marijuana dispensary with 4 employees. The project site will continue to provide driveway access to Corydon Road and Cereal Street.The project site plan is illustrated on Figure 3. TRIP GENERATION Table 1 shows the project trip generation forecast based upon trip generation rates obtained from the Institute of Transportation Engineers (ITE)Trina Generation Manual (10th Edition, 2017). Trip generation rates for the ITE Land Uses "General Light Industrial" (Land Use Code 110) and "Marijuana Dispensary" (Land Use Code 882) were utilized for weekday AM peak hour trips, PM peak hour trips, and daily trips for the proposed land use. The number of trips forecast to be generated by the proposed project is determined by multiplying the trip generation rates by the proposed land use quantity. As shown in Table 1, the proposed project is forecast to generate approximately 399 daily trips, including 17 trips during the AM peak hour and 35 trips during the PM peak hour. 550 Parkcenter Drive,Suite 202,Santa Ana, CA 92705 (714)795-3100 1 ganddini.com Mr. Dave Hargett INNOVATIVE NUTRACEUTICALS, LLC March 23, 2020 CRITERIA FOR THE PREPARATION OF TRAFFIC IMPACT ANALYSES According to the County of Riverside Traffic Impact Analysis Preparation Guide (April 2008), the following types of development proposals are generally exempt from the Traffic Impact Analysis requirements per Board of Supervisor's action: 10. Any use which can demonstrate, based on the most recent edition of the Trip Generation Report published by the Institute of Transportation Engineers (ITE) or other approved trip generation data, trip generation of less than 100 vehicle trips during the peak hours. CONCLUSION The proposed project is forecast to generate fewer than 500 daily trips or 50 peak hour trips during the weekday AM and PM peak hours. Therefore, the proposed project is expected to result in a less than significant traffic impact. We appreciate the opportunity to assist you on this project.
