HomeMy WebLinkAboutUDOB Exhibit A - LEOSP Land Use Regulations7.3 COMMUNITY COMMERCIAL LAND USE REGULATIONS 7.3.1 PURPOSE AND INTENT The community commercial category is established to provide for the development of high quality community commercial uses It is the purpose of this category to permit a variety of compatible commercial uses that are supportive of the commercial needs of the community. 7.3.2 PRIMARY USES PERMITTED The following primary uses are permitted, subject to commercial project review approval by the Lake Elsinore Planning Commission. 1. Retail sales 2. Wholesale retail sales. 3. Convenience sales and services providing frequently needed small personal, convenience, and professional services 4. Eating and drinking establishments without onsite sale or consumption of alcoholic beverages. S. Hotel and motels 6 Theaters. 7. Home Improvement Centers. 8. Grocery stores 9 Fast food sales. 10. Financial institutions. 11. Any other use that the Planning Commission finds consistent with the purpose and intent of the community commercial category. 7-S JB/1061 SP. 7 7.3.3 ACCESSORY USES PERMITTED The following accessory uses and structures are permitted, when customarily associated with and subordinate to a primary use on the same building site. 1. Detached buildings 2. Fences and walls 3. Signs 4. Parking areas S. Accessory uses and structures that the Community Development Director finds to be consistent with the purpose and intent of the community commercial category. 7.3.4 CONDITIONAL USES PERMITTED The following uses are permitted, subject to approval of a conditional use permit by the Lake Elsinore Planning Commission. 1. Eating and drinking establishments with onsite consumption of alcoholic beverages. 2. Drug stores. 3. Service station with mini markets with onsite sale of alcoholic beverages. 4. Light industrial, corporate headquarter uses. S. Any other use that the Planning Commission finds consistent with the purpose and intent of the community commercial category. 7.3.5 PROHIBITED USES I.
