Background On June 11, 2019, an agreement was approved between the City and STK Architecture Inc. for the remodel design of Concession Stand #3. Since then staff has been working closely with Lake Elsinore Storm Management to improve ADA accessibility, and update current building andfood serviceareas of Diamond StadiumStand #3.In order to satisfy Riverside County Health Department recent plan review comments and support the Storm concession operation concepts,additional design time and effort is required. This effort consists of architectural, structural, mechanical, electrical and plumbing engineering. The additional design work will improve ADA accessibility in Concession Stand #3 and food service circulation, update appliance and concession equipment that is better aligned with current health department standards and simultaneously improves ballpark menu options. Discussion In this FirstAmendment the re-design of the Concession Stand #3will include additional openings for concession sales, wider door ways to facilitate food handling, relocation of the exhaust hood and adding floor drains in the existing concrete sub-floor. Food and drink service area major component to the success of the Lake Elsinore Storm and with these needed updates and improvements both ADAandhealth departmentrequirements shall be met in this Concession Stand.A major considerationof this remodel will be the Diamond Stadium Capital Repairs October 8, 2019 Page2 additional food storage and service area forConcessionStand #3. This will include compete accessibility and a service opening to theparking lot side of the concession stand. Fiscal Impact Diamond Stadium Project (CIP Project RDA Z20003) is included in the Fiscal Year 18/19– 23/24Capital Improvement Plan (CIP) budget. The contract amount herein is fully funded with ROP funding. DIAMOND STADIUM DESIGN AND ARCHITECTURALSERVICES THIS FIRST AMENDMENT is made and entered into as of October 8, 2019, by and between the Successor Agency of the Redevelopment Agency of theCityof Lake Elsinore, a public body, corporate and politic established pursuant to Section 34173 of the Health and Safety Code (“Agency”) and STK Architecture Inc. ("Consultant"). 1.This First Amendment is made with respect to the following facts and purposes: a.On June11, 2019 the Agency and Consultant entered into Agreement for Professional Services (the “Agreement”) for architectural design services of Diamond Stadium Concession Stand 3. b.Agency and Consultant havebeen working closely with Lake Elsinore Storm Management to improve ADA accessibility, and update current building and food service areas of Diamond Stadium Stand #3. In orderto satisfy Riverside County Health Department plan review comments and support concession operation concepts, additional design time and architectural, structural, mechanical, electrical and plumbing engineeringefforts are required. c.The parties now desire to revise the Scope of Services and increase the compensation for such services an additional sixteen thousand seven hundred twenty five dollars and no cents ($16,725.00). 2.Section 1..Scope of Servicesof the Agreement is amended toadd the following: Consultant shall perform the additional services described in Consultant’s Proposal (Exhibit A). Consultant shall provide such additional services at the time, place, and in the manner specified in Consultant’s Proposal (Exhibit A), subject to the direction of the Agency through its staff that it may provide from time to time. 3.Section 3 Compensationof the Agreement is hereby amended to increase the compensation that the Agency agrees to pay the Consultant an additional sixteen thousand seven hundred twenty five dollars and no cents ($16,725.00)for a total not-to-exceed amount of one hundred twelve thousand eight hundred dollars and no ($112,800.00). 4.Except for the changes specifically set forth herein, all other terms and conditions of the agreement shall remain in full force and effect. Based on the recent feedback from the Concessions operators a number of equipment/appliances were added or relocated. See M/P/E and Structural descriptions below. Scope of Work 1.0 Architectural Revisions 1.1 Revise floor plan with new equipment/appliances. 1.2 Revise Equipment Schedule. 1.3 Add new floor drains and floor sinks. 1.4 Coordinate new walk-in refrigerator and freezer. Fee: 80 hrs x $88 = $7,040 2.0 M/P/E Revisions 2.1 Services for revised design layout to include removal of existing grease trap. Provide new plumbing for three compartment sink to comply with current health department codes. Provide plumbing for new sink in Food Prep 153Y. Revise gas piping, hood and HVAC for new cooking equipment. Revise demolition plans to include Concessions 3. In Food Prep 153Z relocate existing plumbing fixtures per remodel floor plan. Add floor sink and condensate for new walk-in freezer. In Parking Lot Concessions 153X add floor sink and condensate for walk-in refrigerator.
