Subject:Change Order No. 1 -Public Works’ Construction Agreement with Maples
and Associates for the Installation of Insulation, Drywall, and Paint for the
Community Hall at the Campground Rehabilitation Project (CIP PROJECT
#Z40007)
Recommendation
Approve and authorize the City Manager to execute Change Order No. 1 in the not to exceed
amount of $52,550.57 with Maples and Associates the Installation of Insulation, Drywall, and Paint
for the Community Hall at the Campground Rehabilitation Project (CIP PROJECT #Z40007), in
final form as approved by the City Attorney.
Background
Construction bid documents were prepared and the project was advertised for bid in accordance
with the requirements set forth in the California Public Contract Code. On December 15, 2017,
the City posted on PlanetBids the notice inviting bids for the insulation, drywall, and paint for the
Community Hall at the Campground Rehabilitation Project (CIP PROJECT #Z40007). In May
2018, the insulation, drywall and paint work began.
Discussion
The scope of additional work contained in this Change Order is requested to complete additional
interior and exterior finishes to the Community Hall. The Change Order was necessitated by
contractor work elements listed below:
Fabricate and deliver and Install Metal and Glass railing along the outside perimeter of
the Balcony, and on both sides of the chimney and along the top of the building
stairs (L Shape)
Metal railing will be made of 2" x 6 3/4" Tube Steel fabricated
to (2) 2" X 1/4" upright flat bars.
Metal Rail will be power coated to match existing glass mullions color.
Concrete Core Drilling
Railing Furnish Deliver and Install Railing along existing stair case.

Following the approval of this Change Order, the fabrication and installation of the railing in the
Community Hall will be scheduled in conjunction with the construction process and begin once
the building framing in completed.
Fiscal Impact
The cost of this Change Order No. 1 to the Installation of Insulation, Drywall, and Paint Agreement
for the Campground Rehabilitation Project is included in the Fiscal Year 18/19 – 23/24 Capital
Improvement Plan (CIP) budget.

CHANGE ORDER NO. 1 TO PUBLIC WORKS CONSTRUCTION
AGREEMENT WITH MAPLES AND ASSOCIATES
FOR RV RESORT REHABILITATION PROJECT
CIP PROJECT NO. Z40007
INSTALLATION OF INSULATION, DRYWALL, AND PAINT (COMMUNITY HALL)
THIS CHANGE ORDER NUMBER 1 is made and entered into as of August 28, 2018 by and
between the City of Lake Elsinore, ("City"), and Maples and Associates Inc. ("Contractor”). In
consideration of the mutual covenants and conditions set forth herein, the parties agree as
follows:
1. This Change Order is made with respect to the following facts and purposes:
a. On February 13, 2018 the City and Contractor entered into an agreement entitled
Agreement for Public Works Construction with Maples and Associates for the installation
of Insulation, Drywall and Paint for the Community Hall at the RV Resort Rehabilitation
Project (CIP PROJECT #Z40007).
b. The parties now desire to increase the agreement amount for an additional fifty two
thousand five hundred and fifty dollars and fifty seven cents ($52,550.57) and amend the
Agreement as set forth in this Amendment.
2. Compensation of the Agreement is hereby amended to increase the amount that the City
agrees to pay the Contractor fifty two thousand five hundred and fifty dollars and fifty seven
cents ($52,550.57) for a total not-to-exceed amount of one hundred seventy five thousand
three hundred seventy six dollars and fifty seven cents ($175,376.57).
3. Except for the changes specifically set forth herein, all other terms and conditions of the
Agreement shall remain in full force and effect.

through their respective authorized officers, as of the date first above written.
