Subject: Planning Application No. 2021-34 (Evergreen Commercial Development
Project) requesting to develop a new 57,254 sq. ft. commercial center on an
8.863-acre site located at the southeast corner of Central Avenue and
Cambern Avenue
Applicant: Karen Levitt Ortiz, Evergreen Devco, Inc.
Recommendation
Continue consideration of the proposed project off-calendar.
Project Location
A Draft Initial Study/Mitigated Negative Declaration (IS/MND) was prepared to analyze the
potential impacts of the proposed Project. The IS/MND (SCH# 2022090133) was made available
for public review and comment from September 12, 2022 to October 12, 2022. The Notice of
Public Hearing and Notice of Availability and Intent to Adopt a Mitigated Negative Declaration that
was circulated with the IS/MND stated that the Planning Commission would consider the IS/MND
at its October 18, 2022 meeting.
At the October 18, 2022 Planning Commission meeting, staff requested the project to be
continued to the November 15, 2022 meeting in order to have additional time to address all the
comments received. Due to the scope of comments received and the revisions needed to address
those comments, staff is recommending that this matter be continued off-calendar.
