Subject: Increase Purchase Order with Braemar Building to Design, Fabricate, and
Deliver a Storage Building for Launch Pointe Recreation Destination & RV
Park (CIP Project #Z20024)
Recommendation
Approve and authorize the City Manager to increase the Purchase Order (PO) for Braemar
Building to an amount not-to-exceed $71,696.70 for the purchase of a storage building for Launch
Pointe Recreation Destination & RV Park (CIP PROJECT #Z20024).
Background
Since the opening of Launch Pointe Recreation Destination & RV Park, use and occupancy have
been strong. As a result, the need to maintain the entire park has increased. Adding maintenance
equipment and machinery has been a necessity to sustain park maintenance operations. In short,
the maintenance operation has outgrown the original building storage capacity. At this point,
additional building storage is needed to house equipment and machinery that is utilized daily.
Storing this equipment and machinery inside a secure building ensures operational readiness and
protects the equipment and machinery from the outside elements.
On August 24, 2021, City Council Authorize the City Manager to purchase the Services to Design,
Build and Deliver a Storage Building from Braemar Building Systems for $35,966.00 for Launch
Pointe Recreation Destination & RV Park. During the building design, it was determined to add
a mezzanine to the building and obtain better utilization of the building space.
Discussion
The existing maintenance storage building was designed, built, and delivered by Braemar Building
Systems and is an excellent storage facility. The additional building will be matching and provide
the needed storage expansion and simultaneously maintain a clean matching design appearance.
Covered storage can benefit the City in many ways and provide needed versatility to the operation
by having everything you need close by.

This increase will improve the storage capacity by adding a second-story mezzanine with
staircase access. Below are additional benefits to the Launch Pointe Recreation Destination &
RV Park storage operation:
Equipment Storage
The benefit here will be the storage of both large stationary pieces of equipment that you need to
be protected from the outdoor elements and also, storage for movable, drivable machinery such
as the equipment used at offsite projects.
Covered Storage
The covered pavilion will be easily accessible by loaders, trucks, and nearly all wheeled vehicles
in the City’s Fleet as they drive right into the pavilion and gather what they need. Plus, it keeps
your material safe from all weather conditions. Bulk storage items of different sizes and different
amounts of things will be easily stored and completely manageable under the pavilion.
Improving Operational Efficiency
The City maintenance effort must keep workflow moving to have a high level of achievement. And
having this workspace is the best way to do that. Management can designate workflow and any
operational requirements so that field processes become streamlined and easy for day-to-day
operations, special events, or one-time situations.
Fiscal Impact
Public Work’s Storage Building Design, Fabricate and Deliver a Storage Building Project (CIP
PROJECT #Z20024) is included in the Fiscal Year 21/22 – 25/26 Capital Improvement Plan (CIP)
budget.

Braemar Building Systems will be in contact with you to notify you of the anticipated date of shipment arrival. The driver may
also contact you prior to arrival for specific instructions or directions to the site. It is the responsibility of the Buyer to unload the
material, and in most cases a forklift is required (or other equipment). Contact Braemar Building Systems if you need specific
information regarding weight, dimensions, etc.
It is the Buyer's responsibility to inventory the material as it is unloaded. The driver will provide you with construction
drawings and inventory instructions. Any damaged materials must be noted on the driver's Bill of Lading. Failure to
note damages or report shortages within 3 days will result in denial of all claims. Please call 1-866-382-5115 if you
have any questions regarding your shipment.
