Re: Planning Application No. 2019-69 (Corydon Gateway)
To All Concerned:
I am the CEO for Bel Air Enterprises, Inc., which owns the vacant triangular lot on the corner of
Mission Trails and Corydon Street, where Tom's Farm was previously located.
In early 2018, I filed an application with the City of Wildomar to develop an express tunnel car
wash on Bel Air's property. The Bel Air proposed car wash and the Corydon Gateway project are less
than 100 feet apart. I put time and money into proceeding with my project after evaluating that local
ordinances for City of Lake Elsinore did not permit a competing car wash in the area without a CUP,
and a CUP would require that any car wash would have to be more than 200 feet from residential
property, which excluded a car wash in the location currently being considered in the application.
Development of the Corydon car wash requires a CUP. City of Lake Elsinore statutes clearly
prohibit car washes unless constructed a minimum of 200 feet away from residential property.
(17.120.03, sec. A.) The Corydon car wash appears to be planned for development within about 100
feet of residential property.
From planning and economic perspectives, it is not logical to have two car washes so close to each
other in this region. From a legal perspective, the planned Corydon car wash would be too close to
existing residential property.
For the above reasons, I oppose approval of the Corydon Gateway car wash project.
