RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
LAKE ELSINORE, GALIFORNIA, APPROVING RESIDENTIAL
DESIGN REVIEW 2015.08 (MINOR DESIGN REVIEW) FOR THE
CONSTRUCTION OF A 1,521 SQUARE FOOT SINGLE FAMILY
RESIDENCE, 477 SQUARE FOOT GARAGE, AND RELATED
IMPROVEMENTS LOCATED AT 759 LAKE ST. (APN: 373-182-024)
WHEREAS, Patricia Guitierrz, Unimexx has requested approval of the
construction of a 1,521 Square foot (SF) single family residence, a 400 square foot
garage, and related improvements. The proposed project is specifically located at
759 Lake St. (APN: 373-182-024) and generally located approximately 300'-0" north
of the intersection of Lake St. and Avenue 1; and
WHEREAS, the proposed project is exempt from the California
Environmental Quality Act (Cal. Publ. Res. Code SS21000 et seq.:"CEQA") and the
State CEQA Guidelines (14, Cal. Code Regs SS15000 et seq.), specifically pursuant
to Section 15303 (C/ass 3 - New Construction or Conversion of Small Structures); and
WHEREAS, the Planning Commission of the City of Lake Elsinore has been
delegated with the responsibility of approving Minor Design review requests for
single-family residential pro.jects; and
WHEREAS, on March 1,2016, at a duly noticed pub[c hearing, the Planning
Commission considered evidence presented by the Community Development
Department and other interested parties with respect to this item.
NOW, THEREFORE, THE PLANNING GOMMISSION OF THE CITY OF
LAKE ELSINORE DOES HEREBY RESOLVE, DETERMINE AND ORDER AS
FOLLOWS:
SECTION 1. The Planning Commission has considered the Minor Design
Review and finds that it is consistent with the Medium Density Residential
Development standards and it satisfies all requirements set forth in Chapter 17 '184
of the Lake Elsinore Municipal Code.
SECTION 2. The Planning Commission finds proposed project is exempt
from the California Environmental Quality Act (Cal. Publ. Res. Code $$21000 et
seq.:"CEQA") and the State CEQA Guidelines (14. Cal. Code Regs SS15000 et
seq.), specifically pursuant to Section 15332 (C/ass 3 - New Construction or
Conversion of Small Structures) because the Project is One single-family residence
in a residential zone.
SECTION 3. That in accordance with State Planning and Zoning Law and
the Lake Elsinore Municipal Code, the Planning Commission makes the following
findings for the approval of the proposed Residential Design Review (Minor Design
Review):

Pursuant to Section 17.184.070 of the Lake Elsinore Municipal Code, the
Project was considered by the Planning Commission at a duly noticed public
hearing on February 2, 2016.
SECTION 4. Based upon the evidence presented, the above findings, and
the attached Conditions of Approval, the Planning Commission hereby approves
Residential Design Review 2015-08 (Minor Design Review).
SECTION 5. This Resolution shall take effect from and after the date of its
passage and adoptron.
