Background Staff has explored restroom and shower prefabricated alternatives for the RV Resort Rehabilitation Project. The prefabricated processes in recent years has improved in achieving custom building designs that are functional, flexible, aesthetically pleasing and at the cost of standard fabrication. This action includes the purchase of three restroom and shower facilities, each containing three sinks, three toilets and three shower stations in each facility. These facilities will be strategically located throughout the RV Resort Rehabilitation Project. Some of the key considerations in selecting the Walcon product are listed below: Restroom and Shower buildings are designed to comply with the standards for accessible design, standards and guidelines for accessibility by individuals with disabilities in accordance with regulations issued by Federal agencies. Walcon adheres to the standards of The International Building Code, (IBC). The IBC is a comprehensive model building code developed by the International Code Council (ICC). The buildings will be meet or exceed the local building code and will be inspected by the City’s Building Official. These building have been designed to satisfy guidelines of The International Energy Conservation Code (IECC) standards and current title 24 requirements for energy conservation, energy efficiency in envelope design, mechanical systems, lighting systems, plumbing, and the use of new materials and techniques. Shower and Restroom Facilities – RV Campground Project Page 2 The Walcon products represented by Wallis Concrete are on the BuyBoard Cooperative Purchasing of Texas of which the City may participate in as a member of the National Purchasing Cooperative to access BuyBoard and take advantage of the streamlined purchasing process that complies with the procurement laws of the City and State. Using the buy board considerably reduces construction engineering, on-site construction time- lines and is more economical than on-off architecturally designed buildings and structures built on-site. By purchasing the restroom and shower buildings directly from the manufacturer, on a pre-determined competitive price schedule it will avoid any additional mark-ups. Discussion Wallis Concrete LLC maintains a purchasing cooperative contact (Contract # 512-16) and will design, engineer, fabricate, and deliver, the three restroom and shower buildings. The major restroom and shower building elements listed below can be visually reviewed in exhibit B: Three sinks, three toilets and the showers per building. All internal and external fixtures and accessories needed to be fully operational are included in this purchase Stamped and signed engineering documentation Delivery to the site and ground location External finishes to be consistent with the RV Park architectural design Fiscal Impact The funding of the shower and restroom facilities RV Resort Rehabilitation Project is included in the Fiscal Year 16/17 – 20/21 Capital Improvement Plan (CIP) budget. Jason Simpson City of Lake Elsinore Thank you for the opportunity to quote you our restroom /shower building for this project….La Laguna RV Park This building delivered to your accessible job site would be $129,404.00, to be unloaded and placed by others on a prepared building pad built to satisfy the requirements outlined by the owners. The building is delivered as two modules with a separate center roof section which is installed after the two modules have been placed and aligned. The weight of each module would be 62,000 lbs. and does not include the lifting rigging. Enough room must be made available for a properly sized crane and the transport equipment, which delivered this building, to unload and place the building in a in a safe and non-destructive manner. You can see on the drawings the size of the building, but keep in mind the crane company should supply a lifting / spreader bar which should be at least 48” longer than the building depth (front to back). This building is complete and ready to be put into service once final connection to the utilities is made (keep in mind the water lines and waste lines will need to be flushed out at the time the utility connections are made. This price does not include any taxes nor performance / payment bond. Since we are a foreign corporation operating under license NO.
