Prepare cost estimate of TUMF improvements. • Identify DIF improvements within the district. Prepare cost estimate of DIF improvements. • Identify priority and regionally significant projects within the District. • Estimate area of vacant land by General Plan land use within the district. Assume floor area ratio for the commercial, office, and industrial land uses. • Estimate TUMF and DIF obligation for proposed projects and the vacant land. • Determine additional cost for the improvements with current TUMF and DIF rate for the participant projects and undeveloped land. Determine preliminary fair share for the additional cost. • Identify Funding for priority and regionally significant projects. • Present draft Feasibility report to the City and participative projects. • Finalized the report per City staff's comments.
