HomeMy WebLinkAbout0014_13_DDL Affordable Housing - Exhibit L Scope of DevelopmentK-1 1603\27\1893209.1 EXHIBIT J SCOPE OF DEVELOPMENT The Development consists of a 81 unit new affordable family community for the 5.37 acre property located along Mission Trail in the City of Lake Elsinore, with the following amenities: 81 Family Units at a density of 16.5 units to the acre. o 21 Two Bedroom Units o 60 Three Bedroom Units 162 parking spaces for the Development to be provided on-site (2.0 spaces/unit) Office space for professional on-site management A 2,500 s.f. community meeting room and social service center Active and passive open space for families LEED Environmental Design Standards. The Development will contain four residential buildings, with a circular entry plaza, leasing office/community center, seating area/BBQ pavilion. Active open space for children is provided directly adjacent to the community center with passive open space throughout the site. Access to the property will occur through a loop system providing convenient access for both residents and emergency services. The property is unique in that it is located within the flood plain and has a drainage channel running through the center. The master drainage plan indicates the existing drainage channel must accommodate 470cfs. The master drainage channel will be undergrounded and extended through the site.
