AN ORDINANCE OF THE CITY OF LAKE ELSINORE, CALIFORNIA,
ADOPTING A CERTAIN ZONING STANDARD FOR USE ONLY WITHIN
THE AREA DESIGNATED AS THE PEASE ANNEXATION AREA --
ANNEXATION N0. 34.
THE CITY COUNCIL OF THE CITY OF LAKE ELSINORE, CALIFORNIA, DOES ORDAIN
AS FOLLOWS:
SECTION ONE:
As authorized by Section 65859 of the Government Code of the State of
California, a city may pre zone unincorporated territory adjoining such city for
the purposes of determining the zoning which would apply to property in the
event of a subsequent annexation to said city. Therefore, the City of Lake
Elsinore hereby utilizes only the Single-Family Residence District Ordinance and
the General Commercial District Ordinance and establishes said Ordinances as the
zoning for said Pease Annexation Area --.Annexation No. 34 as described below and
on Exhibit "A" attached hereto and made a part hereof.
SECTION TWO:
The City of Lake Elsinore, California, shall utilize the following
zoning districts only with the Pease Annexation Area -- Annexation No. 34:
Chapter 17.16 - (R-1) Single-Family Residence District
Chapter 17.48 - (C-2) General Commercial District
SECTION THREE:
The Pease Annexation Area -- Annexation No. 34, which contains approx-
imately one hundred twenty-six acres more or less, shall be generally described as
follows, with the specified zoning designated:
PARCEL #1: Single-Family Residence District
"All of Lots 13 through 23 and Lot "A" and a portion of Lot "B"
of Country Club Estates Unit No. 3 as shown by map on file in
Book 12 of Maps at Page 23 thereof, Records of Riverside County,
California, described as follows:
"Beginning at the Northwest corner of said Lot 23;
"Thence S. 89° 36' 30" E. along the Northerly lines of said
Lots 23, "A" and 16, a distance of 2245.29 feet to the North-

I "Thence S. 00° 45' 00" W. along the Easterly line of said Lots
~ 16 and 15, a distance of 433.31 feet to the Southeast corner of
said Lot 15;
"Thence N. 89° 42' 30" W. along the Southerly line of said Lot
15, a distance of 496.62 feet to the Northeast corner of said
Lot 13;
"Thence S. 00° 17' 30" W. along the Easterly line of said Lot
13 and its Southerly prolongation thereof, a distance of 886.00
feet to the Southerly line of said Lot "B", also being the
Northerly line of the Northwest one-quarter of Section 34,
Township 5 South, Range 5 West, S.B.M.:
"Thence N. 89° 42' 30" W. along said line, a distance of
1754.22 feet to the Southwest corner of said Lot "B ," also
being the Northwest corner of said Section 34;
"Thence N. 00° 41' 30" E. along the Westerly lines of said
Lots "B," 21, 22 and 23, a distance of 1323.25 feet to the
point of beginning."
Parcel #2: .Single-Family Residence District
"That portion of the North one-half of the Northwest one-quarter
of Section 34, Township 5 South, Range 5 West, S.B.M„ described
as follows:
"Beginning at the .Northwest corner of said Section 34;
"Thence N. 89° 42'.30" E. along .the Northerly tine of said
Section 34, a distance of 2643.54 feet to the North one-quarter
corner of said Section 34;
"Thence S. 00 44' 00" W. along the North-South center section
line of said Section 34, a distance of 675.25 feet to a line
parallel with and 626.00 feet Northerly, measured at right
angles from the Southerly line of the North one-half of the
Northwest one-quarter of said Section 34;
"Thence N. 89° 28' 45" W. along said parallel line, a distance
of 716.11 feet to a line parallel with and 700.00 feet Westerly,
measured at right angles from the North-South center section
line;
"Thence S. 00° 44' 00" W. along said parallel line, a distance
of 640.40 fee to the Southerly line of said North one-half;
"Thence N. 89 28' 45" W. along said Southerly line, a distance
of 1527.27 feet to the Southeast corner of the West 12 acres of
the Northwest one-quarter of the Northwest one-quarter of said
Section 34;
"Thence N. 00° 44' 30" E. along the Easterly line of said West
12 acres, a distance of 1089.04 feet;
"Thence N. 89° 42' 30" W., a distance of 400.30 feet to the
Westerly lineoof said Section 34;
"Thence N. 00 44' 30" E. along said Westerly line, a distance
of 217.64 feet to the point of beginning."
Parcel #3: General Commercial District
"That portion of the North one-half of the Northwest one-quarter
of Section 34, Township 5 South, Range 5 West, S.B.M., described
as follows:
"Beginning at the Southeast corner of said North one-half;
"Thence N. 89° 28' 45" W. along the Southerly line of said North
one-half, a distance of 716.11 feet to a line parallel with and
700..00 feet Westerly, measured at right angles from the Easterly
line of the North-South center section of said Section 34;
"Thence N. 00~ 44' 00" E. along said parallel line, a distance
of 640.40 feet to a line parallel with and 626.00 feet Northerly,
measured at right angles from the Southerly line of said North
one-half;
"Thence S. 89° 28' 45" E. along said parallel line, a distance of
716.11 feet to said North-South center section line;
"Thence S. 00° 44' 00" W. along said line, a distance of 640.40
feet to the point of beginning."
SECTION FOUR:
This .ordinance shall take effect as provided by law.
INTRODUCED AND PASSED UPON FIRST READING this 12th day of June,
1984, upon the following roll call vote:
