AN ORDINANCE OF THE CITY OF LAKE ELSINORE,
CALIFORNIA, ADOPTING CERTAIN ZONING STANDARD
FOR USE WITHIN THE AREA DESIGNATED AS
ANNEXATION NO. 29.
THE CITY COUNCIL OF THE CITY OF LAKE ELSINORE, CALIFORNIA,
DOES ORDAIN AS FOLLOWS:
SECTION ONE:
As authorized b y Section 65859 of the Government Code of
the State of California, a city may prezone unincorporated territory
adjoining such city for the purposes of determining the zoning which
would apply to property in the event of a subsequent annexation to
said city. Therefore, the City of Lake Elsinore hereby utilizes
the City's Commercial Park District Ordinance and establishes said
Ordinance as the zoning for said Annexation No. 29 as described
below and on "Exhibit A" attached hereto and made a part hereof.
SECTION TWO:
The City of Lake Elsinore, California, shall utilize the
following zoning district with Annexation No. 29 Area:
Chapter 17.52 - (C-P) Commercial Park District
SECTION THREE:
The Annexation No. 29 Area, which contains approximately
70 acres more or less, shall be generally described as follows:
All that real property located in the County of Riverside,
State of California, being a portion of Section 31, Town-
ship 5 South, Range 4 West, San Bernardino Base Meridian,
more particularly described as follows:
BEGINNING at a point of intersection of the centerline
of Central Avenue (State Highway 74) and Cambern Avenue
as shown on map of North Elsinore Tract, Recorded in
Map Book 5, Page 105, Records of Riverside County,
California.
THENCE continuing along said centerline of Central Avenue
North 430 15' 25" East, 30.00 feet more or less to the
southeasterly prolongation of the northerly right-of-way
line of Cambern Avenue, 60.00 feet wide, as shown by said
map of North Elsinore Tract;
THENCE North 46° 30' 00" West, 1,290 feet along the
northerly right-of -way line of Cambern Avenue to the
easterly right-of-way line of Tenth Street, 60.00 feet
wide, as shown by map of Tract No. 3472-R, recorded in
Map Book 57/9-10, Records of Riverside County, State of
California;
THENCE South 43° 28' 00" West, 6.50 feet to the begin-
ning of a tangent curve concave to the south, having a
radius of 320.00 feet, as shown by said map of Tract
No. 3472-R;
THENCE southwesterly along said curve 180.02 feet,
through a central angle of 32° 13' 57" to a point on the
northerly right-of-way line of Cambern Avenue;
THENCE South 89° 45' 00" West, 941.36 feet;
THENCE South 00° 20' 00" East, 330.00 feet;
THENCE South 89° 45' 00" West, 469.52 feet to a point on
the northerly right-of-way line of Dexter Avenue, 60.00
feet wide, as shown by said map of Tract No. 3472-R,
recorded in Map Book 57/9-10, Records of Riverside County,
State of California;
THENCE perpendicular to said northerly right-of-way .line
of Dexter Avenue, being South 43° 30' 00" West, 60 feet,
to the southerly right-of-way line of Dexter Avenue;
THENCE South 46° 30' 00" East, 580.40 feet to the north-
westerly corner of Lot 131 of Elsinore Eucalyptus Tract
as shown by map on file in, Map Book 6, Page 75, Records
of Riverside County, State of California;
THENCE South 43° 41' 43" West 287.93 feet along the
westerly line of said Lot 131 to the southwesterly corner
of said Lot, also being a point on the existing city
boundary line of Lake Elsinore, established by Ordinance
No. 437, adopted December 27, 1966;
THENCE along said existing city boundary, being also the
northerly right-of-way line of State Highway 71 as shown
by Highway Map 711-B;
THENCE along said right-of-way, South 47° 51' 03" East,
300.11 feet, to an angle poiht;
THENCE continuing along said right-of-way, South 47° 51'
03" East 331.00 feet to an angrle point;
THENCE continuing along said right-of-way South 50° 30'
08" East, 330.00 feet, to an angle point;
THENCE continuing along said right-of-way, South 43° O1'
11" East, 363.92 feet to an angle point;
THENCE along said right-of-way, South 38° 52' 12" East,
203.19 feet to an angle point;
THENCE along said right-of-way line, South 78° 39' 00"
East, 105.26 feet to a point of intersection with the
westerly right-of-way line of Central Avenue (State
Highway 74), as shown by said State Highway Map 711-B;
THENCE perpendicular to the westerly right-of-way line
of said Central Avenue (State Highway 74), South 46°
30' 00" East, 40.00 feet, more or less to the center-
line of Central Avenue;
THENCE northeasterly along said existing city boundary
of Lake Elsinore, also being said centerline of Central
Avenue (State Highway 74), 80.00 feet wide, North 43°
15' 25" East, 199.54 feet to the prolongation of Dexter
Place (formerly Dexter Avenue) as shown on map of North
Elsinore Tract, recorded in Map Book 5, Page 105, Records
of Riverside County, California;
THENCE continuing along said centerline of Central
Avenue, North 43 15' 25" East, 1,319.15 feet to a point
of intersection with the centerline of Cambern Avenue as
shown on said map of North Elsinore Tract, to the true
point of BEGINNING.
Said parcel contains 70 acres, more or less.
SECTION FOUR:
This ordinance shall take effect as provided by law.
INTRODUCED AND PASSED UPON FIRST READING this 23rd day
of August, 1983 upon the following roll call vote:

NOES: NONE
ABSENT: NONE
ABSTENTIONS: NONE
